7 Questions to Ask Every Contractor Before Signing
Question 01
Are you licensed with the California Contractors State License Board?
Any contractor performing work over $500 in California must be licensed. Ask for their license number and verify it at cslb.ca.gov — takes 30 seconds. Check that the license is active, in good standing, and covers the type of work you're hiring for (Class B General Building for most remodels).
Question 02
Do you carry general liability and workers' compensation insurance?
If a worker is injured at your home and the contractor doesn't carry workers' comp, you could be liable. General liability protects your property if something gets damaged during the project. Ask for certificates of insurance — not just a verbal confirmation.
Question 03
Will your crew be doing the work, or do you subcontract?

Question 04
Can I see recent projects similar to mine, and speak with those clients?
Photos can be borrowed or cherry-picked. References can be checked. Ask for 2-3 clients from the past 12 months whose projects were similar in scope to yours, and actually call them. Ask about communication, whether the project came in on budget, and whether they'd hire this contractor again.
Question 05
What does your contract cover, and what's the payment schedule?
A legitimate contractor provides a detailed written contract covering scope of work, material specifications, timeline, payment schedule, and change order process. California law limits down payments to 10% or $1,000 — whichever is less. Anyone asking for 50% upfront is a red flag.
Question 06
How do you handle change orders and unexpected issues?
Surprises happen in remodeling — especially in older San Diego homes. Ask the contractor to walk you through their process when unexpected issues arise (rotted subfloor, old plumbing, etc.). Vague answers here are a warning sign. You want a contractor who communicates proactively and documents every change in writing before proceeding.
Question 07
What's your warranty on labor and materials?
California requires a 1-year warranty on workmanship by law, but reputable contractors offer more. Ask what's covered, for how long, and how warranty claims are handled. A contractor confident in their work has no reason to dodge this question.
Red Flags That Should End the Conversation
🚩 No physical business address. A contractor who operates only via mobile number with no verifiable location is a risk. Legitimate businesses have a presence you can verify.
🚩 Pressure to decide immediately. "This price is only good today" is a sales tactic, not a business reality. Good contractors have enough work that they don't need to pressure you.
🚩 Significantly lower bid than everyone else. If one bid is 40% below others, something is being left out — either in materials, labor quality, or scope. You'll pay the difference later in change orders or redo costs.
🚩 Wants cash only or asks you to pull permits yourself. Pulling your own permits to "save money" means you're taking on liability for the work. Legitimate contractors pull their own permits.
